In my situation, my buyer almost lost her financing due to an error in the loan paperwork (three days before closing, on a Friday!) and the bank seemed remarkably indifferent to clear up the problem so we could close. Eric got my seller to postpone on closing, and called the (lazy) lender literally DOZENS of times each day to hurry them along with getting my buyer's financing re-established (I really cannot overstate how completely the lender dropped the ball, and did not respond to phone calls, emails and texts). It was a terrifying week... but we were able to close on both properties five days later, all due to Eric's vigilance in juggling all of the different parts of the deal.
