She knows the area cold has been in the school systems as a teacher and has kids in the school systems/sports/etc. and is so incredibly helpful not just in finding all the homes that fit your criteria but also having the "insider" view of all the things you care about after moving in. Things like where all the necessities are relevant to the homes you're looking at (and what is likely coming) and how to navigate getting integrated with things like school church etc. if you're from out of state. She's so willing to help with all the details of finding viewing and closing on a home. She even walked homes and did videos of them so we could see homes when we were out of town.
